The project consists of the construction of a new two-story 14,959sf central office complex housing approximately 50 personnel and the renovation of an 18,000sf 19th century building, with warehousing space that will house over 20 employees. The site is 12 acres along the river and includes working with the U.S. Army Corps of Engineers to establish a festoon system that is acceptable for handling both sewer and water along with electricity, fiber optics, and cable over an existing flood wall to service incoming barges.
The site construction involves building demolition, site work, surveying, soil stabilization, excavation, site utilities, paving, curbs for new parking and access areas, fencing, and landscaping.
The new building construction consists of site work, concrete pilings, concrete footings and foundations, concrete slab on grade, concrete slab on deck, structural steel columns, steel beams, metal deck, masonry interior walls, brick veneer, wood blocking, insulation, single ply roofing, metal wall panels, metal soffit, cold formed metal framing, wood doors, hollow metal frames and hardware, aluminum entrances and storefronts, metal studs, drywall, bathroom casework, toilet partition, toilet accessories, elevator, fire sprinkler, plumbing, HVAC, and electrical.
The renovation of the existing 19th century warehouse building includes building demolition, selective demolition, abatement, salvage and cleaning of brick, repair and replacement of painting, fire protection, mechanical, and electrical work while to preserve the 19th century look and feel.
The project included the demolition of several small buildings and one old church building to merge property parcels into one tract of land. The riverside portion of work includes clearing of trees, brush, and debris to install dead man anchoring points, rip rap, some ramp paving and utilities.
